What do you look for in an accessible home? Many homebuyers have considered this question over the years as accessible design and building standards evolve, and the answer is multi-faceted. Some people need to consider accessibility for current disabilities, while others are planning ahead with the intention of aging in place. 

Depending on your current needs and timeframe, you’ll want to think about which modifications you can afford to make on your own and which you’ll need to hire a contractor for. This ratio represents the cost of the new mortgage divided by the home’s appraisal value. For example, if you need a loan of $90,000 for a home that is appraised at $100,000, then your LTV is 90%. The higher your ratio, the riskier the loan is for your lender. Look for ways to lower your LTV ratio, like selling a property or pulling from savings to get a larger down payment.

Make the Move a Breeze

One of the most stressful and exciting aspects of buying a new home is the move, so it’s crucial to create a plan for the big day to help it go smoothly. Look for a moving company that will cater to your specific needs, and ask friends or family members to help out with things like cleaning or keeping your pets safe and stress-free so you can focus on the job at hand. You might also use a few apps that will help the process along, such as one that will show you what your furniture will look like within the new floorplan.

Ensure Your Comfort

Once you’ve moved into your new home, it’s wise to begin regular maintenance practices right away so you get in the habit. Your HVAC system, for example, needs to be inspected annually to make sure it is working properly. Fortunately, you can find the closest HVAC service provider with a brief search online. SEPTEMBER GOALS

Since we are entering the end of the year it is a perfect time to make a list of goals for the month of September. People will usually do this at the beginning of the year, but here’s my thoughts.  Why should that only be for the beginning of a new year?   I think it is a great way to get yourself organized for the balance of 2022!

Have you ever sat down and written out goals for the whole month?  
Maybe my list will be inspirational for you.

  • DECORATE FOR FALL:  Oh what fun it is to change up your décor for the season!  I LOVE decorating for Fall.  There is so much you can do with this season!  I almost always find myself at Hobby Lobby or TJ Max to see what I can find to add to the inside and outside for my seasonal decorating fun!
  • CLEAN OUT CLOSETS & DECLUTTER SOME ROOMS:  What a perfect time of year to do some decluttering!  The weather is cooling down, so more than likely you are spending more time indoors.  Holidays are coming up, so you may be planning on doing some entertaining. My plan is to start with the bedroom and my closet.  I promise you I have clothes in there I haven’t worn in several years!
  • GET MOVING:  The Fall is a perfect time to get out and start taking walks. When the weather is cool yet not cold, it is a perfect time of year to get out and move!  I plan on trying to get out at least  3 evenings a week.  I am disabled so I am limited on how far I can walk, but I figure any movement is better than just sitting.  
  • EAT HEALTHY:   So this can be a tough one at this time of year.  This is the season that all that good high carb food is starting to show up.  Pumpkin flavored everything, spice cakes, etc.   A great alternative is to introduce some healthy homemade soups and chilis into your diet.  Since we have been eating low carb style meals for the past several months, that will be a good plan
  • HOST A GIRLS NIGHT:   Pick a great move and have everybody bring a “fall” dish to enjoy together.  Or if you’re more inclined to move it outside, gather around a fire pit and roast some marshmallows. 
  • FALL CRAFTS:  There are so many fun things to do in the crafting world at this time of year!  Make a wreath for your door or decorate a T-shirt with a Fall theme.  There is a really great trend of bleaching a dark colored shirt using a stencil for your design.  I am planning on making T-shirts with my teenage granddaughters

Fortunately, people with disabilities tend to be a creative lot and get around the work issue by employing themselves! In fact, persons with disabilities are actually more likely to be self-employed than those with none. 

Launching your own business doesn’t have to be hard. To help you begin the journey to business ownership, FROG Reviews and Ramblings shares the following guidance and considerations as you prepare to take the leap. 

Can You Work From Home? 

Depending on your disability, transportation could be a hassle, and this is often why many individuals with disabilities choose to work from home. Simply outfit a room or dedicate an area as your home office, and appoint it with all the necessary equipment to help you stay productive and focused. 

Come Up With an Idea

To be successful at business, you need a solid idea. It should satisfy a market need and be aligned with your interests and personal skills. Further, it should also be feasible for you financially and in terms of time and effort invested.  

Conduct Market Research

After you’ve brainstormed a few ideas, it’s time for market research. Take a look at how saturated the market is. See how successful comparable businesses are, and ask yourself what it would take to replicate their success – or outdo them.

Consider Your Kids

Running a business is exhausting work. You’ll often be burning the candle at both ends. You’ll have to figure out ways to juggle your family life with work. Set up a co-care schedule with your partner. Rope your friends and family in for help, if they’re willing. Finally, familiarize yourself with the childcare-related resources at your disposal.

Write a Business Plan 

The business plan is a formal document that outlines your business goals, ideas, market research, and finances. It’s a blueprint to build your business to, contains important details, and allows you to set and achieve milestones reliably. It can be hard to create, but it’s more than worth your time.

Choose Your Business Structure 

By default, every self-employed person in the US operates a sole proprietorship. However, this structure puts your personal assets at risk. If you’re sued, your personal assets are considered your business’s assets too. To avoid problems and for an easier time with the paperwork, it may be a good idea to form an LLC instead. Later on, as your business grows, you can move toward incorporation. 

Gather the Seed Capital

You’ll need a steady supply of money to develop and market your idea, and keep your business going for several months. Remember, you won’t typically make profits immediately. Fortunately, there are numerous grants you can apply for to help launch your business, most with few or no strings attached. And you can always get a loan at reduced rates.

Maintain Your Records

Obviously, business owners need to maintain precise records – but that’s not just a concern for tax time. By investing in an easy to use bookkeeping system, you can keep a close eye on your expenses, tell which projects are more profitable than others, and make the necessary adjustments to improve the overall health of your business.

Promote and Sell  

You’re going to have to promote and sell your products and services after launching. Plan out the launch, promotion, and marketing strategies in advance. Set up a professional-grade website and become familiar with SEO. Polish off your business’s site with a great logo design. Prepare an elevator pitch too, since you’ll never know when it will come in handy. Finally, turn to social media marketing to help increase brand awareness and to boost your online presence. If you find that you need more than exposure through social media, consider looking for lead generation opportunities. There are many companies offering this service, and you can use a vetted hiring agency to find the right one. They will post interested companies along with their rates, and you can select options that fit your needs. Contact a few companies to find the right fit for your business and for you.

Learn Continuously 

Being an entrepreneur is donning many hats, from product development to sales and customer care. You need to constantly educate yourself to stay competitive. Sharpening your skills with formal education might be a worthwhile investment. An MBA program in a field like economics, marketing, strategic planning, or research and statistics can equip you with the critical business skills you need to succeed. If you do it online, you can balance work and family while you learn.

Finally, be prepared for ups and downs. Setting up a business is a long-term commitment, and there will be many roadblocks along the way. Don’t make the mistake many entrepreneurs make and quit too early when things get tough. Persevere and your success is assured.

PICKLED JALEPENO’S

Do you or your family love hot stuff? Of course this recipe is only as hot as your Jalapeno’s are. I have made about 6 or 7 batches of this so far in the past couple weeks. Some of them have not been so hot and others , well let’s just say my husband drank a couple large glasses of milk afterwards. I personally don’t like anything spicy, but he loves spice!!

  • 2/3 Cup Apple Cider Vinegar
  • 1 1/2 Cup Sugar
  • 1 1/2 Tsp Chili Powder
  • 2 Tsp Turmeric
  • 1 Tsp Ginger
  • 5 Jalepeno’s, cut into slices
  • 1 Pint Size Mason Jar

In a large sauce pan, add the apple cider vinegar, sugar, chili powder, turmeric and ginger. Bring all of this to a boil. Reduce to a simmer and add the sliced Jalapenos’. Cook this mixture for 4 to 5 minutes. Pour all of this into your mason jar and allow to cool on countertop. Once it is cooled put the lid on and refrigerate. Allow it to sit for a week before eating (although my husband starts eating them right away). Lasts 3 to 4 months in refrigerator. (well, maybe your refrigerator but it never lasts that long in my house)

Grandparents Raising Teenagers / Update

It has been months since I gave an update on raising our 2 oldest granddaughters.  

I will start with a quick recap of how we got to this point in life.  About 8 years ago, our oldest daughter started her fight with addiction and she brought her girls to live with their Papa and I.  If you would like to know the beginning of that story, I have put a link to that blog post here

It seems as though my  home is full of hormones and teenage drama.  I love having the girls here, but wow!  Teenage girls can really test your patience! 

I am proud to say that their mom is out of jail now and is doing extremely well!  She is a stay at home mom with her 5 year old twins, who have just started kindergarten.  (I can’t believe they are old enough to be in school!)  I can’t help but think back to when the big girls began kindergarten as I watch the twins go through this new stage in life. (the 2 that we are raising)

First let me brag on the big girl’s mom, my oldest daughter.  She has fought through some awful choices due to her mental health issues and addiction over the years.  All of that landed her in jail a couple of short times and then this last time she was there for almost 2 years.  It was extremely hard on the big girls.  They were mad at her and yet still wanted her to be their mom full time.  When she was released she went to live with the twins’ dad.  It was different this time though.  She had truly made a decision when she came home to NEVER go back to that lifestyle and the twin’s dad was very supportive of her.  She chose to be a stay at home mom for several reasons at that point.  You see, as a felon, her choices for employment are very limited.  She was basically forced to work around other felons, ie: other addicts. ( I could write a whole other blog post on that subject alone and I very well may do that at a later date.)

The girl’s mom has been home now for 15 months and has stayed clean and sober.  I am so happy to say that she is now engaged to the twin’s dad!  That wonderful event happened this past summer.  She has spent the last year and half rebuilding her relationship with the big girls.  They go to their mom’s house at least 2 to 3 times a week and spend time with her , their twin siblings and of course mom’s fiance’.  It has been a slow process this past year or so, but they are all in a healthy space now.

Teenage years are the time in your life when you are figuring out how to be a young adult and take on the responsibilities of an adult, while still living at home and having the safety of your parents protection in case you make dumb choices.  The big girls are not only dealing with normal teenage thoughts and feelings, but they also are working through the abandonment issues that come when you have a parent that has fought with addiction issues.   I know that I have read a lot about addiction and the effects it has on families.  I would love to hear some input from any readers/followers that have dealt with addiction themselves or within the family unit!

I often wonder if Papa and I will continue to raise them until they are 18 or if they will be able to go live with their mom full time again.  We have always prayed that would be the end result.  We are currently praying over what the next step is for the girls and their mom. My daughter and I have a great relationship now so I know that she also wants what is best for them in the long run.
